How Highgate helped JLL cut over 2,000kg of waste from its new London office

One procurement decision, supplying monitors without stands, took more than 2,000kg of avoidable waste out of the build.

Highgate has supported JLL since 2023. On this project it delivered the technology workstream alongside JLL’s project team, with Dell as hardware partner.

THE CHALLENGE

A sustainability goal that needed a measurable result

THE SITUATION

JLL set out to deliver a new London office to a high standard, with sustainability treated as a core requirement rather than an afterthought. Highgate was engaged to deliver the technology, working closely with JLL’s project team and with Dell as hardware partner.

The office was equipping large numbers of staff, so every device specified carried a material footprint, and small procurement choices added up quickly across the fit-out.

THE SOLUTION

Questioning what is in the box

Highgate treated the fit-out as a chance to challenge standard procurement rather than repeat it. Working with JLL and Dell, the team asked a simple question about the hardware specification: does every part in the box actually need to be there?

Question the specification

Because the monitors were all going onto arms, the answer for the stands was no.

Remove the stands

Worked with Dell to supply the monitors without stands, since every screen was being mounted on an arm from day one.

Build it into the order

Reworked a standard procurement approach with JLL and Dell so the change was part of the order, not a one-off exception.

Coordinate the delivery

Coordinated the technology delivery across the project alongside JLL’s wider fit-out team.

Removing the stands saved around 2kg of material per monitor. Across the office, that added up to more than 2,000kg of waste taken out of a single project, before a single stand was manufactured, shipped or thrown away.

The office is now open and in use. The saving came not from a large sustainability programme but from questioning one line on a hardware order, and from partners willing to change how they work to make it happen.
